What is the acceptance date?
The acceptance date is the day you officially become the owner of your new home. On this date, the transfer of ownership takes place at the notary’s office, where you sign the deed of transfer and receive the keys. From that moment, you can step into your new home and start making it your own.
The role of the deed of transfer
During the appointment at the notary’s office, you will sign the deed of transfer. This document confirms that ownership of the property is transferred from the seller to you. The deed includes details such as:
Personal information of both the buyer and the seller, including names and addresses.
Cadastral information about the property.
The agreed purchase price and confirmation of payment.
Any special agreements or conditions.
Key transfer: the celebratory moment
After signing the deed, you’ll experience the moment you’ve been waiting for: the key transfer. This marks the beginning of a new chapter in your own home.
Negotiating the acceptance date
The acceptance date is often a point of negotiation between the buyer and the seller. Sellers may indicate that the property is "available immediately," "available upon consultation," or on a specific date. As the buyer, you can also express your preferences. Once both parties agree, the date is set in the purchase agreement. On average, the acceptance date falls between 3 and 6 months after signing the purchase agreement.
Flexibility in the acceptance date
It’s possible to adjust the acceptance date, even after it has been set. However, this requires discussion and agreement between both the buyer and the seller. Once an agreement is reached, the new date is officially amended in the purchase agreement and at the notary’s office.
